How do I terminate a tenancy?

Q. How do I terminate a tenancy?

Terminating a tenancy / setting the move out date


Steps to resolve:

Navigate to the tenancy that you wish to terminate and click 'Set tenancy end'




Move out date: Here you can enter the date the tenant intends to vacate the room.

Reason: Here you can use the drop down menu to select the reason the tenancy is ending.

Notes: Here you can record any noted as to why the tenancy is ending. 

Mark the room as available?: Yes or No. When entering No, you are able to give the reason to why the room is unavailable and add any supporting notes.

Update rent book charges: Here you have a checkbox that is automatically checked to update the rent schedule for the tenancy. It is important to note that if you do not use this checkbox COHO will assume you still need to receive rent from the tenant. This may cause issues later on if you have overdue rent due records for a tenant that has moved out. 

Adjust last month for pro-rata: Here you have a checkbox that is automatically checked to pro-rata the last months rent payment.

Mark unpaid rent charges as bad debt: Here you have a checkbox to mark unpaid rent due records as bad debt. If you do not expect to receive final rent payments from the tenant, marking rent sue records as bad debt can be a good idea.

Delete a tenancy


To delete a tenancy, you can also take advantage of the set tenancy-end form. In the 'Reason' selector, choose 'Delete Tenancy' and then submit the form.
