Using COHO Tenancy Agreements

Using COHO’s New Tenancy Agreement Templates

This guide explains how to set up and use COHO’s new pre-populated tenancy agreements, which include all the required merge fields and tags.

1. Download COHO’s Pre-Populated Agreement

To use the new tenancy agreements, you first need to download COHO’s latest version.

  • Navigate to the Onboarding panel
  • Click the settings cog


  • Review and agree to the tenancy agreement terms
  • Once accepted, you’ll be able to download COHO’s pre-populated tenancy agreement


This version already includes all required merge fields and tags, so it’s ready to use.

2. Save the Agreement to Your Device

  • Download and save the file to your device
  • Do not edit or remove merge fields, as these are required for the agreement to populate correctly during onboarding

3. Create a new Template in COHO

Once downloaded:

  • Click Create New Template


Then:

  • Give your template a name (e.g. Standard AST / HMO Agreement)
  • Select which properties the template should apply to

4. Upload the Agreement & Supporting Documents

  • Upload the tenancy agreement file you just downloaded
  • Add any additional documents if required, such as:
    • Guarantor agreement
    • Supporting documents


5. Save Your Template

  • Click Upload

Your template is now ready to be used during onboarding.

6. Using the Template

When onboarding a tenant:

  • Select your saved tenancy agreement template
  • COHO will automatically populate it using:
    • Tenant details
    • Property and room information
    • Rent and tenancy details
    • Property ownership details

Key Things to Remember

  • You must agree to the terms before downloading the agreement
  • This agreement is only to be used inside COHO
  • Do not remove or edit merge tags
  • Templates can be assigned to specific properties
  • Additional documents (e.g. guarantor agreements) can be included within the same template
